Scope of Services

We review the property type, location and size, existing management arrangements and proposed instructions to define our scope and the providers responsible. Where registration or qualifications are required, we confirm their applicability and the entity performing the work.

Service Agreement

The agreement specifies the property, services, delivery arrangements, term, reporting requirements and frequency, approval authority, fees and expenses, handling of personal information and documents, and arrangements for amendment and termination.

Responsibility for Specialist Services

Real estate brokerage and statutory explanations of important matters are provided by licensed real estate brokers. Design, construction and specialist assessments are performed by appropriately qualified or registered providers, while legal and tax services are handled by lawyers, tax accountants and other authorized professionals.

Fees & Expenses

Our fees are agreed individually according to the property, scope, frequency of support and contract term. We explain the amount or calculation method, consumption tax treatment and payment timing before the agreement is signed. Cleaning, maintenance, construction and professional costs are distinguished from our fees, with the contracting parties and payment terms confirmed separately.

Receipts & Payments Administration

Before handling administration relating to payments or remittances, we confirm the service agreement, owner instructions and approval authority, funds management arrangements, and record-keeping and reporting procedures. The specific scope is defined in the agreement.

Operational Considerations

We do not guarantee the elimination of vacancies, any level of rent, occupancy or income, construction costs or completion dates, or asset values. Each action is considered in light of property conditions, applicable laws, contract terms and specialist advice.
